Summer Rental Payment Terms
A deposit of 1/3 of the negotiated rental term rate will be required to lock in the summer rental term desired.
Second payment is due 90 days prior to Check-in
Third payment is due 45 days prior to Check-in
Payment can be made via Paypal or by personal check to owners

Cancellation Policy
100% refund 60 days before check-in
50% refund 30-59 days before check-in

Check-in and Check-out Times
Check-in after 4 PM
Check-out by 11 AM

House Rules
7 guests max at the Beachfront Bliss Ocean Pier IV condo
4 guests max at the Shalimar condo
Primary renter must be at least 25 years old
No parties or events are allowed
Children are allowed
No pets
Units are non-smoking with an additional $300 cleaning damage fee if not adhered to
Rentor is liable for damages to the unit

Winter Rental Terms
1. Parties: Landlord: Jones McMahon LLC Tenant: TBD
2. Term: The rental term shall TBD
3. Rent: a. Monthly Rent: The tenant shall pay the agreed upon monthly rent payment on or before the first day of each month during the term of this Agreement. b. Damage Deposit: The tenant shall provide a damage deposit of one month rent prior to taking possession of the Property. The deposit will be returned to the tenant within 7 days after the termination of this Agreement, subject to deductions for any unpaid rent or damages. The deposit is due upon execution of this document to secure the unit for rent as of date to-be-determined.
4. Optional Cleaning Fee: The tenant may choose to opt for a monthly cleaning service for the Property. If the tenant selects this option, an additional cleaning fee of $200 per month shall be added to the monthly rent. This fee covers regular cleaning services and must be paid together with the monthly rent. If monthly cleaning is not elected, there is a one-time deep cleaning fee of $300 that will be charged for the cleaning of the unit after the tenant moves out from the unit.
5. Payment Method: All payments shall be made in US dollars via check or Zelle to the landlord's designated bank account or by any other means mutually agreed upon by both parties.
6. Utilities: The Landlord will be responsible for all utilities including cable and Wifi.
7. Maintenance and Repairs: The landlord shall be responsible for all repairs and maintenance necessary to keep the property in a habitable condition, except for damages caused by the tenant's negligence or intentional actions.
8. Termination: Either party may terminate this Agreement upon giving written notice to the other party at least [60 days] before the desired termination date.
9. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state of South Carolina without regard to its conflict of laws principles.
10. Entire Agreement: This Agreement constitutes the entire agreement between the landlord and the tenant, and supersedes any prior discussions, representations, or agreements, whether written or oral.
